Beverly Hills Spec House Puts Pickleball on the Roof, Because Naples Would Never

A new $35 million spec mansion in Beverly Hills, named Essence, has tucked its pickleball court on the roof rather than out back — a choice that would raise eyebrows on any Naples cul-de-sac, where the court gets its own patch of lawn and a view of nothing but more lawn. Inside, the entry hall skips the usual chandelier moment for a live 16-foot banyan tree rising through the foyer. Out west they build the game up; down here we'd just widen the yard.
