A Pricing Tool Aimed at America's Vacation-Rental Hosts
From Aspen's ski season to the Hamptons' summer crush, short-term rental hosts who set one flat nightly rate and leave it there are, by most accounts, pricing themselves under the market. AirDNA, the firm known for short-term rental data, is moving into revenue management with a new dynamic pricing tool built for hosts, adjusting rates the way hotels and resorts already do for demand and season. The bet is that an easier tool brings more hosts into a practice many have been too busy, or too unsure, to try. For owners renting out homes in high-turnover markets, the upside is straightforward: rooms and rentals priced closer to what the moment will actually bear.
